How much does a 3D virtual tour cost in 2026?
Hiring a photographer for a 3D or 360° tour of a home costs $100 to $360 on average, according to Fash's cost guide, and published Matterport price lists run from $130 for a small home to $1,000 for a large one, plus hosting if the tour stays online. Doing it yourself starts at $0 with the free Zillow 3D Home app, but a Matterport plan to keep tours online costs $108 a month for 10 active spaces, and a RICOH THETA 360° camera kit costs $378 to $1,274.

What a Matterport 3D tour costs when you hire it out
Most 3D tours of homes are still shot by a photographer or a Matterport service provider and priced by square footage. Three price lists that publish their size bands:
| Source (read October 27, 2026) | Smaller home | Mid-size home | Larger home |
|---|---|---|---|
| Fash cost guide (written March 2023, from costs reported by its members) | $130–$260 (up to 1,000 sq ft) | $170–$320 (1,501–2,000 sq ft) | $300–$430 (4,001–5,000 sq ft) |
| Open Homes Photography, San Francisco Bay Area | $250 (0–999 sq ft) | $300 (1,000–1,999 sq ft) | $450 (4,000–4,999 sq ft) |
| THE FUTURE 3D, a Matterport service provider (March 2026) | $350–$500 (under 1,000 sq ft) | $450–$750 (1,000–2,500 sq ft) | $750–$1,000 (2,500–5,000 sq ft) |
Fash's full scale runs $150–$300 for 1,001–1,500 sq ft, $230–$350 for 2,001–3,000 sq ft and $280–$380 for 3,001–4,000 sq ft. Open Homes adds $50 for every 1,000 sq ft above 5,000. Fash puts the national average for a professional virtual tour of any kind at $240, with a minimum of $50 and a maximum of $1,330.
Hosting is the cost people miss. A Matterport tour only stays online while someone's account keeps it active. THE FUTURE 3D lists hosting at $20 a month and says no provider includes it in the scan price. Open Homes keeps a scan live for 6 months, then charges $75 for each further 6 months, or transfers the tour to your own Matterport account for free. Fash says most professional tours come with 3 to 6 or more months of hosting, then $5 to $10 a month.
Floor plans are usually extra. Open Homes charges $150 for a 2D floor plan drawn from the scan, and THE FUTURE 3D lists schematic floor plans at $50.
What 360° and Zillow 3D Home tours cost from a photographer
Tours built from 360° photos, such as Zillow 3D Home, are cheaper to shoot than a Matterport scan, and many photographers sell them as a small add-on to a photo shoot. Fash puts a professionally shot Zillow 3D Home tour at $100–$200, and tours on other 360° platforms, including iGUIDE, at $200–$400. Local photographers' published prices, as of October 27, 2026:
| Photographer | What's included | Price | Home size |
|---|---|---|---|
| Manasota360 (Sarasota, FL) | Photos only | $189 | Under 2,250 sq ft |
| Manasota360 | Zillow 3D tour added to a photo shoot | +$89 | Under 2,250 sq ft |
| Manasota360 | Photos, drone, Zillow 3D tour and Zillow floor plan | $329 | Under 2,250 sq ft |
| Manasota360 | Photos, drone and a Matterport scan | $374 | Under 2,250 sq ft |
| Manasota360 | Photos, drone and a 3–5 minute walkthrough video | $349 | Under 2,250 sq ft |
| C&W Photography (Georgia) | Photos and a 2D floor plan | $180 (listed down from $220) | 971–3,500 sq ft |
| C&W Photography | Photos, Zillow 3D interactive tour and floor plan | $235 (listed down from $320) | 971–3,500 sq ft |
| Coronado Photo & Media (Miami) | 3D virtual tour with an interactive floor plan | From $120 | By home size |
iGUIDE tours are priced by square footage for a reason: the photographer pays iGUIDE a processing fee per property instead of a subscription. In the US, iGUIDE Standard costs the operator $34.50 for up to 1,500 sq ft and $0.023 per sq ft from 1,501 to 10,000 sq ft; Premium is $46.50 and $0.031 per sq ft. iGUIDE Instant, a US-only tour with an interactive floor plan, is $7.99 per project. The photographer's own time, travel and markup come on top.
What a 3D tour costs if you do it yourself
Doing it yourself trades the photographer's fee for a camera, a subscription and your time on site. How to capture each one step by step is in our guide on how to make a virtual tour of a house. The main routes, with each company's own US prices as of October 27, 2026:
| Route | Upfront | Ongoing | What you get |
|---|---|---|---|
| Zillow 3D Home with an iPhone | $0 (free app, iOS 26 or later) | $0 | A tour of linked panoramas, posted to the listing on Zillow, Trulia and Redfin; no floor plan |
| Zillow 3D Home with a 360° camera | RICOH THETA SC2 kit $378, THETA X kit $724, THETA Z1 kit $1,274 | $0 | Tour plus an interactive floor plan; also works with Insta360 X2–X5 and One RS 1-inch |
| Matterport with a phone or 360° camera | Free Matterport Capture app (iOS 18 or later), plus a camera if you use one | Professional plan from $108 a month or $1,080 a year (10 active spaces) | Matterport 3D tour you can embed or link |
| Matterport Pro3 | $3,995, or $1,995 with the Professional 50-space plan | That plan is $245 a month for 24 months | Matterport's lidar camera, for bigger spaces and outdoors |
| 360° camera + Kuula | Camera | Basic $0; Pro $24 a month ($20 billed yearly), which adds the tour editor | Hosted 360° tours to embed or link |
| 360° camera + RICOH360 Tours | Camera | Pro $39 a month, Business $59 a month, billed annually | Hosted 360° tours; floor plans $20 each, first one free |
| iGUIDE | PLANIX R1 camera, C$3,499 on iGUIDE's (Canadian) store | Per project: Instant $7.99; Standard from $34.50 | Tour with a floor plan (Instant: interactive only); no subscription |
Matterport changed its plans on October 12, 2026. PricingSaaS, which tracks pricing pages, recorded that the Starter and Business plans and the free plan card were removed, and Professional became a ladder that starts at 10 active spaces. An active space is one tour kept online; archived tours don't count. Matterport's US prices for Professional:
| Active spaces | Billed monthly | Billed yearly |
|---|---|---|
| 10 | $108 a month | $1,080 a year |
| 20 | $150 a month | $1,500 a year |
| 30 | $198 a month | $1,980 a year |
| 50 | $294 a month | $2,940 a year |
| 75 | $414 a month | $4,140 a year |
| 100 | $516 a month | $5,160 a year |
| 150 | $698 a month | $7,020 a year |
360° photos, a 3D tour and a walkthrough video: what each one is
The three are often sold under the same name, "virtual tour," but they are different products at different prices:
| 360° photo tour | 3D tour (digital twin) | Walkthrough video | |
|---|---|---|---|
| What it is | Panoramas taken at points in each room, linked so the viewer can jump between them | A measured model of the home built from scans, with a dollhouse view and room dimensions | A guided path through the rooms that the viewer watches |
| Examples | Zillow 3D Home, Kuula, RICOH360 Tours | Matterport, iGUIDE | Filmed with a gimbal, or made from photos |
| Floor plan | Zillow 3D Home makes one with a supported 360° camera | Usually, often as an add-on | No |
| Typical price, hired | $100–$200 for Zillow 3D Home (Fash); $89 as an add-on (Manasota360) | $130–$1,000 for a Matterport tour, by size (see above) | $200 typical, $150–$300 range (PropPhoto, 14 packages) |
| Works in a social feed | No, it needs a click | No, it needs a click | Yes |
A 360° tour shows what each room looks like from where the camera stood. A 3D tour adds how the rooms fit together and how big they are, which is why it costs more and takes longer to capture. A video shows the flow of the home in a minute or two, but the viewer can't choose where to look.
When buyers and agents actually need a 3D tour
Survey data says buyers use tours, but less than photos or floor plans. In NAR's 2025 Home Buyers and Sellers Generational Trends report, buyers who searched online rated these website features "very useful":
| Website feature | Rated very useful by buyers |
|---|---|
| Photos | 83% |
| Floor plans | 57% |
| Virtual tours | 41% |
| Videos | 29% |
- Buyers aged 35 to 44 valued virtual tours most (47%); buyers aged 79 to 99 the least (34%).
- In NAR's 2025 Profile of Home Staging, 43% of buyers' agents and 41% of sellers' agents said virtual tours were more or much more important to their clients, against 73% and 88% for photos and 48% and 47% for videos.
- Agents in that survey said their buyers expected to view a median of 8 homes in person and 20 virtually.
On price, the best evidence is weak. A study of 75,178 homes sold in greater Los Angeles from March 2019 to March 2021, about 22% of them with virtual tours, found the tours' effect on sale price was insignificant once photo quality and listing descriptions were accounted for, and about 1.1% without those controls (Harvard Business School Working Knowledge). The researcher's advice: on a tight schedule, put good photos and descriptions first.
Zillow says in its App Store listing that listings with a Zillow interactive floor plan or 3D Home tour got twice as many views and sold, on average, 10% faster. It doesn't say which listings or which period, so read it as Zillow's own claim, not a controlled comparison.
Taken together, a 3D tour earns its cost when:
- The buyer can't easily visit, for example a relocation or out-of-state buyer who has to judge the layout before booking a flight.
- The home is large or unusual, and how the rooms connect is part of what you're selling.
- You need a floor plan anyway. Buyers rate floor plans very useful more often than tours (57% against 41%), and many tour packages include one.
- It's commercial space or a venue, where a measured model stays useful after the listing.
For a typical mid-market home, a condo or a rental, the money usually does more in the photos.
Where October fits: photos and a walkthrough video, not a 3D tour
October doesn't make 3D tours, 360° panoramas or floor plans. If a listing needs one of those, use Matterport, iGUIDE, Zillow 3D Home or a photographer from the tables above.
What October makes is the other half of the listing. The October app guides you through each room with an iPhone 12 or newer, an AI image model draws the finished photos from your capture, and an AI video model makes a walkthrough video with smooth camera moves between the finished photos. It is AI-generated motion, not filmed footage, and not an interactive tour. The photos and the walkthrough usually come back within a few hours.
| As of October 27, 2026 | Price | What you get |
|---|---|---|
| October, photos | $49 per place (up to 6 rooms) | AI-generated photos of every room, drawn from your capture |
| October, photos + walkthrough | $99 per place ($199 with a 4K walkthrough) | The photos plus an AI walkthrough video |
| Hired Matterport tour | $130–$1,000 by home size, plus hosting | Interactive 3D tour; floor plan often extra |
| Hired Zillow 3D Home tour | $100–$200, or $89 as an add-on | Tour on Zillow, Trulia and Redfin; floor plan with a 360° camera |
Your first place is free. The model is told to keep each room's layout, walls, floors, windows, fittings, built-in furniture and view as you captured them, and each drawing is compared with your capture. Because every October photo is AI-generated, look through each one before you publish and label it as AI-altered where your MLS requires.
The formats work together: October's photos and walkthrough for the portals and social media, and a Zillow 3D Home or Matterport tour on top for the homes that need one. Our October vs Matterport and Zillow 3D Home comparison goes through when each is worth it, and real estate photography cost covers what photos, drone and video cost from a photographer. October's own prices are on the pricing page.
How to budget for a 3D tour
- Decide which kind you need: a 360° tour to show the rooms, or a measured 3D tour and floor plan to show the layout.
- Check where buyers will see it. Zillow shows Zillow 3D Home and tours from other vendors, but not Matterport tours.
- Ask every photographer for the same things: price by square footage, whether a floor plan is included, and how long hosting lasts and what it costs after that.
- Compare the bundle with buying separately. Manasota360's photos-only package is $189, and adding a Zillow 3D tour is $89.
- If you list often, price the DIY route: a free Zillow 3D Home app and a $378 to $724 RICOH THETA kit, or a Matterport plan from $108 a month.
Questions
How much does a Matterport 3D tour cost?
Hired out, published price lists run from $130 to $260 for a home up to 1,000 sq ft (Fash) to $750 to $1,000 for 2,500 to 5,000 sq ft (THE FUTURE 3D). Open Homes Photography in the San Francisco Bay Area charges $250 to $450 for homes up to 4,999 sq ft. Hosting is extra once the provider's included period ends.
How much does 360 real estate photography cost?
Fash puts a professionally shot Zillow 3D Home tour at $100 to $200 and tours on other 360° platforms, such as iGUIDE, at $200 to $400. Some photographers add a Zillow 3D tour to a photo shoot for less: Manasota360 in Sarasota, Florida charges $89.
How much is a Matterport subscription in 2026?
Since October 12, 2026, Matterport's Professional plan starts at $108 a month, or $1,080 a year, for 10 active spaces, and goes up to $698 a month for 150. The Starter, Business and free plan cards were removed. The Matterport Capture app itself is free.
Is Zillow 3D Home free?
Yes. The app is free and tours post to the listing on Zillow, Trulia and Redfin. A phone can capture panoramas for a tour, but the interactive floor plan needs a supported 360° camera such as a RICOH THETA or an Insta360, according to its App Store listing.
Can I put a Matterport tour on Zillow?
Not as of October 27, 2026. Zillow removed Matterport tours on October 20, 2025, and its page, updated January 29, 2026, says it does not show them. Matterport and CoStar say customers may post their tours anywhere. You can still embed a Matterport tour on your own website and other portals.
What's the difference between a 360 tour and a 3D tour?
A 360° tour links panoramas so the viewer can jump between points in each room. A 3D tour, such as Matterport or iGUIDE, is a measured model of the home with room dimensions, a dollhouse view and usually a floor plan, which is why it costs more.
Is a 3D tour worth it for a listing?
Sometimes. 41% of online buyers rated virtual tours very useful against 83% for photos (NAR, 2025), and a Harvard Business School study of 75,178 Los Angeles sales found no significant price effect once photo quality was accounted for. Tours help most with remote buyers, large or unusual homes, and commercial space.
Does October make 3D tours?
No. October makes AI-generated listing photos and an AI walkthrough video from one guided iPhone walk, usually within a few hours, from $49 a place (up to 6 rooms). It makes no 3D tours, 360° panoramas or floor plans, so add Zillow 3D Home or Matterport if a listing needs one.
