Home staging services: what stagers do, what it costs and how to choose one
A home staging service prepares a house for sale so it photographs and shows well: a stager walks through, tells you what to move, store or fix, and for a vacant or sparse home brings in rented furniture and decor for a set term, usually 30 days at a time. Expect about $200 to $500 for a consultation alone and $1,000 to $3,000 for typical professional staging (Fixr), with vacant homes higher; agents in NAR's 2025 survey spent a median of $1,500 with a staging service.

What a home staging service does
A stager looks at the home the way a buyer scrolling listing photos will: which rooms read as cramped, dark, dated or personal. The work usually runs in this order:
- Walk-through. The stager tours the home with you, room by room. Lemondrop Home in Kansas City describes its walk-through as about one hour, in person or virtual, with notes left on site.
- A plan or quote. What to remove, what to keep, what to rearrange, small repairs and paint, and, if needed, a list of rental furniture with a price.
- Install. For a vacant home the stager's crew delivers and sets up furniture, rugs, art, lamps, bedding and accessories, usually in one day. StagingOC in Orange County, California, describes design, delivery, a one-day install, the first 30 days of rental and destaging as one package.
- Photos and showings. The home should be staged before the photographer comes; the listing photos are where most buyers first see the work.
- Destaging. The stager collects the furniture when the home sells or the term ends.
It is worth doing. In NAR's 2025 Profile of Home Staging, 83% of buyers' agents said staging made it easier for buyers to picture the home as their own, and the rooms sellers' agents staged most were the living room (91%), the primary bedroom (83%) and the dining room (69%).
Full, partial, vacant or consultation only
Stagers sell four levels of service. The names vary from company to company, so compare what is included rather than the label.
| Service | What you get | Typical price (source) |
|---|---|---|
| Consultation only | A walk-through and a list or written plan you carry out yourself | $200–$500 (Fixr); $200 for 60 minutes (Lemondrop Home, Kansas City); $250 for up to 2 hours (DonnaLu Designs, New Jersey) |
| Occupied staging | The stager works with your own furniture, rearranges, edits and adds accessories or a few rented pieces | $1,000–$3,000 (Fixr); $500–$2,500, usually one-time (StagingOC) |
| Partial staging | Only the key rooms are furnished, often the living room, dining area and primary bedroom | $1,500–$4,000 plus monthly rental on the pieces (StagingOC) |
| Vacant (full) staging | The whole home or all main rooms furnished with rented furniture and decor | $4,000–$6,000 on average (Fixr); $2,500–$7,500+ for the first 30 days, then $500–$1,500 a month (StagingOC) |
Fixr also describes a full-service package, which adds organizing, decluttering, packing, storage and painting to the furniture, at $4,000 to $10,000, usually covering four rooms. For the full cost breakdown by home size, by room and by month, see our home staging cost guide.
If you only need advice, a consultation is the cheapest way to get a stager's eye on the house. Our guide on how to stage a house for sale covers the do-it-yourself work room by room.
Home staging companies: what the published prices look like
Many staging companies don't publish prices, but some do. Three examples, read on October 29, 2026:
| Company | Area | Published prices |
|---|---|---|
| Lemondrop Home | Kansas City | Consultation $200 (60 minutes). Living and dining for homes under $400,000 from $1,695, under $750,000 from $1,895, for one month of rental; a bedroom adds $250; up to 4 hours of staging service included |
| DonnaLu Designs | New Jersey | Consultation $250 for up to 2 hours. Accessory rental from $250 for up to 3 months. Vacant staging from $1,500 for a 3-month rental, plus $150–$250 per room on staging day |
| StagingOC | Orange County, California | Occupied $500–$2,500; partial $1,500–$4,000; vacant $2,500–$7,500+ for the first 30 days, then $500–$1,500 a month; plan-only consultation $250–$500 |
The stagers' trade association, RESA, collects data from homes its members staged. For the third quarter of 2026 it reports an average staging investment of $6,521 across 114 US homes, and $4,934 across 233 properties in the first half of 2026. RESA notes that these results reflect participating properties, not all staged homes, so read them as what larger projects cost, not as a typical price.
How to choose a home stager
Sellers' agents in NAR's survey who used a staging service got a median of two bids before choosing a company. The factors they weighed most were quality of design (63%), price (51%), customer service (31%), quality of furniture (31%) and virtual staging options (26%).
Ask every stager the same questions, with the same room list, so the quotes compare:
- Portfolio. Can I see listing photos of homes you staged recently, in my price range and style? Photos are the product buyers see, so judge the stager by them.
- References. Can I talk to two agents you've worked with in the past year?
- What's in the price. Design time, delivery, install, the first rental term, and pickup. Ask what is billed separately: travel outside the service area (Lemondrop Home includes delivery within 10 miles and charges beyond that), tax on the rental, extra items.
- Rental period. How long is the first term, and what does each extra month cost? StagingOC's first term is 30 days; DonnaLu Designs' vacant package is priced for 3 months; Fixr says rental periods of 45 to 60 days are common.
- Early end. Can the furniture come out once the home is under contract, and how much notice do you need for pickup?
- Insurance and damage. Do you carry liability insurance, and does it cover your movers and your furniture in my home? Who pays if a rented piece is damaged or a wall is marked during install?
- Timing. How far ahead must I book, and can you install before the photographer's date?
- Occupied homes. Can you use my furniture, and where does what you remove go?
What to check in the staging contract
Read the contract before you pay a deposit. It should state, in writing:
- The rooms and the item list being staged, or a reference to the written quote.
- The fee, what it covers, and the payment schedule (deposit, balance, monthly rental).
- The start date, the length of the first term, and the monthly rate after it, or how the extension is calculated.
- Who is responsible for damage to the furniture and to the home, and the stager's insurance.
- Access: who has keys or lockbox codes, and the rules for showings and open houses (no sitting on staged beds, no moving pieces).
- How and when the furniture is collected, and what happens if the home sells early or the listing is pulled.
Who pays varies. In NAR's survey, 26% of sellers' agents said it depends on the situation, 23% personally offer to stage the home, and 17% said the seller pays before listing. Agree on it in writing before the stager is booked.
When virtual staging is the cheaper choice
Virtual staging adds furniture to the listing photos only. It costs a small fraction of physical staging (our virtual staging cost guide compares prices), and it suits a vacant home with no staging budget, a rental, or a home that sells mostly on its photos. It does nothing for showings: buyers who saw a furnished room online walk into an empty one.
Physical staging still counts for more with buyers. In NAR's survey, 57% of buyers' agents said traditional physical staging was more or much more important to their clients, against 18% for virtual staging.
If you use virtual staging, label it. Mark each photo as virtually staged wherever your MLS or state asks, and keep an unstaged version of the room in the listing if your MLS requires it. Our guide to AI photo editing and MLS rules collects the rules.
Photographing the staged home
Schedule the photographer for the day after the install, while everything is fresh and before showings move anything. Walk the home with the stager's photos in mind: the angles the stager designed for are the angles to shoot.
- Turn on every light, open the blinds, and remove things the stager left for convenience, such as packing tape or tags.
- Shoot each staged room from a corner, with the phone or camera level, so the furniture groupings read the way they were set.
- Shoot the rooms in the order buyers' agents rate them: living room, primary bedroom, kitchen (NAR: 37%, 34% and 23% rated these very important to stage).
Our real estate photography tips cover angles, height and light in detail, and how to stage a kitchen covers the room buyers open every cabinet in.
Where October fits
October doesn't stage homes. It is an iPhone app that guides you through each room of the staged home; from that capture an AI image model makes the finished listing photos, and you can add a walkthrough video. Results usually come back within a few hours. It costs $49 a place for photos or $99 with the walkthrough, and your first place is free. For rooms that weren't staged, October can add a virtually staged version for $29 a room or an emptied one for $19, labelled as virtual on every photo. See pricing.
Questions
What does a home staging service do?
A stager walks through the home, tells you what to remove, rearrange or fix, and, for a vacant or sparse home, brings in rented furniture, rugs, art and accessories for a set term, then collects them when the home sells or the term ends.
How much do home staging services cost?
A consultation alone is about $200 to $500, typical professional staging $1,000 to $3,000, and vacant staging $4,000 to $6,000 on average (Fixr, updated January 2025). Agents in NAR's 2025 survey spent a median of $1,500 with a staging service. See our home staging cost guide for more.
What is the difference between full and partial staging?
Full or vacant staging furnishes the whole home or all main rooms. Partial staging furnishes only key rooms, often the living room, dining area and primary bedroom. StagingOC in Orange County prices partial staging at $1,500 to $4,000 plus monthly rental, and vacant staging at $2,500 to $7,500 or more for the first 30 days.
How long do you keep staging furniture?
Usually 30 days for the first term, with monthly rental after that. Some stagers price longer terms: DonnaLu Designs' vacant package covers 3 months, and Fixr says 45 to 60 days is common. Ask what each extra month costs and whether you can end early.
How do I choose a home staging company?
Get at least two quotes for the same rooms, look at listing photos of homes they staged recently, ask for agent references, and check what the price includes, the rental term, insurance and damage terms. NAR's survey found agents weigh quality of design (63%) and price (51%) most.
Should I hire a stager or use virtual staging?
Physical staging helps both the photos and the showings; virtual staging only changes the photos and costs much less. 57% of buyers' agents in NAR's survey rated physical staging more important to their clients, against 18% for virtual staging. If you use virtual staging, label the photos as virtually staged.
Does October offer home staging?
Not physical staging. October makes listing photos and a walkthrough video from a guided iPhone capture, and can add a labelled, virtually staged version of a room for $29 or an emptied one for $19.
