Real estate photo size and format requirements (MLS, Zillow, Airbnb)

Upload landscape JPEGs at least 2048 pixels wide, in 4:3 or 3:2, under 10 MB each: that clears every portal minimum (Zillow suggests 1536 × 1152, Airbnb asks for 1200 × 800, Vrbo 1024 × 683, Booking.com 1280 × 900, Bright MLS 1024 × 768). Any iPhone 12 or newer shoots 4032 × 3024 at 12 MP, so the only things to change are the format (HEIC to JPEG) and, sometimes, the crop.

The one-line answer, and why it works everywhere

Every portal publishes a minimum and most publish a "suggested" size, and the suggested sizes all land between about 1500 and 4000 pixels on the long edge. A 12 MP iPhone photo is 4032 × 3024 pixels. So the question is rarely "is my photo big enough" and almost always "is it the right shape, the right file type and under the size cap". Those three are what this guide covers, platform by platform.

Two cautions before the table. Minimums are what a platform will accept, not what looks good: Vrbo accepts 1024 × 683 but says photos should ideally be 3840 × 2160 or higher. And the figure that matters for Zillow, Realtor.com and Redfin home listings is usually your MLS's, because those sites display what the MLS feed sends them.

Platform by platform: minimum, recommended, format, file size

PlatformMinimumRecommendedFormatsFile sizeNotes
Zillow (manual upload)330 × 220 px1536 × 1152 pxJPG, GIF, PNG, TIFUnder 50 MB; 10 MB suggestedFeed photos must be fixed at the MLS, not on Zillow
Realtor.com (listing dashboard)—3,264 × 2,448 pxJPG (PNG accepted, converted)20 MB per photoUp to 50 per upload; custom uploads replace the MLS feed
Bright MLS1024 × 768 px or larger—JPG—As reported by HomeJab; check Bright's current rules
MLS, general guidance—About 2048 × 1365 px, 3:2 landscapeJPGKeep small enough to upload quicklyHomeJab; 4000 × 2666 only for print
CRMLSNot stated———75 images per listing; non-representative photos need a caption
Airbnb1200 × 800 pxLarger is better—Up to about 10 MBLandscape; search results crop to square
Vrbo1024 × 683 px3840 × 2160 px or higherJPEG, PNG, WebP, AVIF, SVGNot statedHorizontal displays best; at least 6 unique photos
Booking.com (Photos API)300 × 300 pxAt least 1280 × 900 pxJPEG, PNG50 MB; max 14000 × 14000 pxUp to 299 photos per property

Every one of these minimums is below what any iPhone 12 or newer produces, and the recommended sizes are met or beaten by a 12 MP frame except Vrbo's 3840 × 2160, which a 24 MP (iPhone 15 and newer, by default) or 48 MP photo clears. Count limits are in our guide to how many photos a listing should have.

Aspect ratio: 4:3, 3:2 or 16:9

The iPhone camera offers 1:1, 4:3 and 16:9 (Apple's User Guide: swipe up from the camera modes, tap Aspect). It shoots 4:3 by default, which is also the shape of its full sensor; 16:9 is a crop of the 4:3 frame, and so is square. HomeJab recommends 3:2 landscape for MLS photos, the shape of a full-frame camera. Nobody in the table above rejects 4:3, so the practical rule is:

  • Shoot 4:3. It keeps every pixel, and you can crop to 3:2 or 16:9 later; you can't go the other way.
  • Deliver 3:2 if your MLS or brokerage asks for it. A 4032 × 3024 frame cropped to 3:2 is 4032 × 2688, still far above any minimum.
  • Avoid 16:9 for interiors. It cuts floor and ceiling, which is where a tilted phone shows, and portals letterbox it or crop the sides.
  • Never square, never vertical for the main gallery. Airbnb crops search thumbnails to squares from landscape photos and shows landscape on the listing page; Vrbo accepts vertical but says horizontal displays best. Airbnb's own small-spaces guide allows a vertical frame for a tight bathroom or hallway, which is fine as a secondary photo.

File type: HEIC on the iPhone, JPEG for the portal

Unless you change the format setting, an iPhone saves photos as HEIF files with the .heic extension (Apple's "High Efficiency" format, which Apple recommends and which any iPhone from the 7 on can capture). The formats accepted above are JPG, PNG, GIF, TIF, WebP, AVIF and SVG; none of the portals lists HEIC. Apple notes that when you share through AirDrop, Messages or Mail, the photo may be converted to JPEG automatically if the receiving device doesn't support HEIF, but a web upload form gets the HEIC file as it is.

Two ways to get JPEGs. Before the shoot: Settings > Camera > Formats > Most Compatible, after which new photos are saved as JPEG (Apple). After the shoot: export from the Photos app on a Mac or from any editor, choosing JPEG. The 48 MP and ProRAW options are a different matter: ProRAW produces DNG files that no portal accepts, so a 48 MP ProRAW photo always needs an export to JPEG before upload.

What an iPhone actually produces

SettingPixelsWhich iPhonesHow to get it
12 MP4032 × 3024 (4:3)Every iPhone 12 and newer; the Ultra Wide (0.5×) on most modelsDefault on iPhone 12–14; choose 12 MP under Settings > Camera > Formats > Photo Mode on newer models
24 MPRoughly 5712 × 4284 (4:3)iPhone 15 and newer, main cameraThe default; Apple's User Guide lets you switch the Main camera default between 24 MP and 12 MP
48 MP8064 × 6048 (4:3)Main camera on iPhone 14 Pro and newer (ProRAW), HEIF/JPEG on iPhone 15 and newerSettings > Camera > Formats, turn on Resolution Control (or ProRAW & Resolution Control), then tap the resolution control in Camera

Apple's spec pages give megapixels rather than pixel dimensions: the iPhone 12 has two 12 MP cameras, and the iPhone 15's 48 MP main camera supports "super-high-resolution photos (24MP and 48MP)". The 8064 × 6048 figure for 48 MP, four times the 12 MP frame, is from 9to5Mac, which also reports that 48 MP ProRAW files run 75 to 100 MB or more each and that any focal length other than 1× drops back to 12 MP. The 24 MP dimensions in the table are arithmetic from the 4:3 shape, not an Apple figure.

For listings, 12 MP or 24 MP is plenty: 4032 pixels wide is double what HomeJab recommends for MLS, and the only recommended size it misses is Vrbo's. 48 MP earns its space when you crop hard, print a brochure, or want the Vrbo size with room to straighten. Which camera to use for each room, and why, is in our iPhone camera settings guide.

File size limits and how to stay under them

A 12 MP HEIC from the camera is usually a few megabytes; the same photo as a JPEG is larger, and a 24 MP or 48 MP JPEG larger still. The caps in the table: Airbnb about 10 MB, Realtor.com 20 MB, Zillow under 50 MB with 10 MB suggested, Booking.com 50 MB. Most MLS vendors sit below those, so if your MLS states a cap, resize to it.

  • Resize to about 2048 pixels wide for MLS uploads (HomeJab's figure) if the system is slow or has a low cap; keep the full-size file for print and for your own site. Our free listing photo resizer does a whole batch to these sizes in your browser, without uploading the photos anywhere.
  • Keep the aspect ratio when you resize; never stretch.
  • Export one JPEG per photo and upload that. Don't let a messaging app "send" the photo to the portal; it recompresses.
  • Strip nothing you don't have to: a copyright field or capture date in the metadata does no harm, and some MLSs look for it.

Resolution is not the same as editing. Correcting brightness, color and straightness is standard; some states and MLSs regulate photos that add, remove or change features. See our guides to MLS rules for AI photo editing and California AB 723.

What October delivers

If you capture with the October app, the finished photos come back as wide, high-resolution landscape images ready for any portal, one for each spot you captured, and the walkthrough video is 1920 × 1080 in HD or 3840 × 2160 in 4K. The photos are AI-generated: an AI image model draws each one from your capture and is told to keep the room's layout, fixed features and view, so check each photo against the space, and label it as AI-altered where your MLS, portal or state requires. Photos are $49 a place (up to 6 rooms), $99 with the walkthrough, and the first place is free. See pricing.

Questions

What size should real estate photos be?

Landscape, at least 2048 pixels wide for MLS use (HomeJab's recommendation is about 2048 × 1365 at 3:2), which is above every portal minimum: Zillow 330 × 220 with 1536 × 1152 suggested, Airbnb 1200 × 800, Vrbo 1024 × 683, Booking.com 300 × 300 with 1280 × 900 recommended, Bright MLS 1024 × 768. A 12 MP iPhone photo is 4032 × 3024.

What are Zillow's photo requirements?

Zillow's upload rules: JPG, GIF, PNG or TIF, under 50 MB (10 MB suggested), at least 330 × 220 pixels, with 1536 × 1152 suggested. Photos that arrive through an MLS feed have to be fixed at the feed, not on Zillow.

Does Airbnb accept HEIC photos?

Airbnb's photo guide gives a minimum of 1200 × 800 pixels and about 10 MB, and the portals in this guide list JPEG and PNG rather than HEIC. Switch the iPhone to Settings > Camera > Formats > Most Compatible to save JPEGs, or export JPEGs before uploading.

What aspect ratio is best for MLS photos?

Landscape 3:2 is what HomeJab recommends and 4:3 is accepted everywhere. The iPhone offers 1:1, 4:3 and 16:9; shoot 4:3 and crop to 3:2 if your MLS asks. Avoid square and 16:9 for interiors.

How many megapixels do listing photos need?

Far fewer than any iPhone has. A 2048-pixel-wide MLS photo is about 3 MP; a 12 MP iPhone frame is 4032 × 3024. 24 MP (the iPhone 15 and newer default) or 48 MP helps only for heavy crops, print, or Vrbo's recommended 3840 × 2160.

What are Airbnb's photo requirements?

At least 1200 × 800 pixels, larger is better, up to about 10 MB a file, in landscape; Airbnb's search results crop photos to squares and listing pages show them in landscape. Airbnb lists JPEG and PNG rather than HEIC, so switch the iPhone to Most Compatible or export JPEGs. Airbnb's own small-spaces guide allows a vertical frame for a tight bathroom or hallway as a secondary photo.

Should listing photos be horizontal or vertical?

Horizontal, for the main gallery on every portal in this guide. Airbnb crops search thumbnails to squares from landscape photos and shows landscape on the listing page; Vrbo accepts vertical but says horizontal displays best; MLS guidance is 3:2 or 4:3 landscape. A vertical frame is fine as a secondary photo of a tight bathroom or hallway.

What is the file size limit for listing photos?

Airbnb about 10 MB, Realtor.com 20 MB, Zillow under 50 MB with 10 MB suggested, Booking.com 50 MB; most MLS vendors sit below those, so if your MLS states a cap, resize to it. A 12 MP HEIC from the iPhone is usually a few megabytes; the same photo as a JPEG is larger, and a 24 MP or 48 MP JPEG larger still.
