Real estate photo editing apps: 14 compared by how the edit is done

The right real estate photo editing app depends on who does the edit: you (Lightroom at $9.99 a month or Snapseed for free), software in one tap (Lumo, Exposio, Roomify, ProntoPic, Home List AI and others, from about $0.99 a photo or $15–$30 a month), human editors you send photos to (BoxBrownie's SnapSnapSnap at $1.60 a photo, Ovvy and Realty Pro Shots at $2 a photo), or an app that guides the capture and returns finished photos, such as October at $49 a place.

Four kinds of real estate photo editing app

Every app on this page fixes the same problems: dark rooms and bright windows, leaning walls, yellow or blue light, a grey sky. They differ in who does the work and how much you can check before you publish:

  • Edit it yourself: Lightroom, Snapseed and Photomatix give you the tools and leave the choices to you. Cheapest, slowest, and the result depends on your skill.
  • One-tap AI enhancement: Lumo, Exposio, Roomify, ProntoPic, Home List AI, CurbShot and Listing Camera edit a photo you took in seconds to minutes. Fast and cheap; nobody checks the result but you.
  • Human editors from your phone: SnapSnapSnap (BoxBrownie), Ovvy and Realty Pro Shots send your photos to editors and return them, usually within 24 hours. Slower, and a person has looked at each photo.
  • Guided capture plus finishing: October tells you where to stand in each room and takes the photos, then returns finished photos and a walkthrough video. You cannot send it photos you already took.

What a 25-photo listing costs in each kind of app

Per-photo and monthly prices are hard to compare, so here is one listing of 25 photos, worked out from the prices above. The figures leave out free trials.

RouteExample25 photos
Edit it yourselfSnapseed / Lightroom$0 to $9.99 a month, plus 1 to 2 hours of your time
One-tap AI, pay per photoExposio ($0.99) / ProntoPic ($1.50)About $25 to $38
One-tap AI, subscriptionHome List AI ($14.99/mo) / Lumo Pro ($29.99/mo)$14.99 to $29.99 a month, many listings
Software per listingRoomify$49
Human editorsSnapSnapSnap ($1.60) / Ovvy or Realty Pro Shots ($2)$40 to $50
Guided capture and finishingOctober$49 for up to 6 rooms; $99 with a walkthrough video
Local photographerMedian photos-only package, 1,500–3,000 sq ft$225 (see the price calculator)

An editing app can only improve the photo you took. If the room was shot from the doorway with the phone tilted, the edit fixes the colour and the lines but not the angle. That is the gap guided capture apps try to close, and the reason a photographer still costs several times more.

How to choose

  • You have time and want full control: Snapseed for free, Lightroom if you edit every week. Our step-by-step edit covers the standard listing edit.
  • You already took the photos and need them tonight: a one-tap AI app (Exposio or ProntoPic per photo, Lumo or Home List AI on a subscription, Roomify per listing).
  • You want a person to check every photo: SnapSnapSnap, Ovvy or Realty Pro Shots, at about $1.60 to $2 a photo.
  • You have not shot the home yet and want photos and a video from one visit: a guided capture app such as October.
  • It is a luxury listing or needs drone or a 3D tour: hire a photographer; see do I need a real estate photographer?.

Edits that need a label on the MLS

Brightness, colour, white balance and straightening are ordinary edits. Sky replacement, removing objects, virtual staging and day-to-dusk change what the photo shows, and in California AB 723 (in effect January 1, 2026) and in a growing number of MLSs they need a label and the original photo alongside. Changing permanent features such as walls, windows or the view is not allowed at all.

Every app here that offers staging, sky or object removal makes alterations in that sense, and so does October: its finished photos are AI-altered images of the real room. Keep the originals and check your MLS's rules; our guide to AI photo editing and MLS rules lists them.

Questions

What is the best app to edit real estate photos?

For doing it yourself, Snapseed (free) or Lightroom ($9.99 a month). For one-tap results, Exposio or ProntoPic per photo, or Lumo and Home List AI on a subscription. For human editors, SnapSnapSnap by BoxBrownie at $1.60 a photo. If you have not shot the home yet, a guided capture app such as October returns finished photos and a walkthrough video.

Is there a free real estate photo editing app?

Yes. Snapseed is free with no ads or watermarks, and Lightroom's free tier covers the basic edit. Most AI apps give a few free photos (Lumo 5, CurbShot 5, ProntoPic 2) before you pay.

Can I edit real estate photos on my iPhone?

Yes. Snapseed and Lightroom both have perspective correction for leaning walls and tools for brightness and colour, and the AI apps on this page run on the iPhone. Check the iOS version: Lumo needs iOS 26, Lightroom iOS 18.

How much does real estate photo editing cost per photo?

From $0 if you edit yourself, about $0.32 to $1.50 a photo for software, and $1.60 to $2 a photo for human editors in these apps, as of October 2026.

Do AI-edited listing photos need to be disclosed?

Edits that change what the photo shows (sky replacement, object removal, virtual staging, day to dusk) need a label and the original in California under AB 723 and under a growing number of MLS rules. Basic brightness and colour corrections do not.
