AI tools for real estate photos at a glance
AI is used for five different jobs in listing photos. Most "best AI tools" lists mix them up, which is why a staging tool and an HDR editor end up compared on price per photo. Here they are by job, with the price each company publishes:

|---|---|---|---|
| Edit bracketed photos (HDR) | Imagen for Real Estate | $0.32 a photo; 250-photo trial | Low price per photo with 5 human revisions per listing |

| One-tap edit of phone photos | Exposio Real Estate Camera | $0.99 an HDR photo, or Pro $9.99/mo | In-app HDR with sky and twilight |

1. AI HDR editing for photographers
These tools take the bracketed exposures a photographer shoots on a real camera and return finished, window-pulled, straightened photos in minutes. They replace a human editor, not the photographer.
- Imagen for Real Estate: a browser app at $0.32 a photo with 5 human revisions per listing; Imagen's original Lightroom product starts at $0.05 a photo for photographers who edit their own look.
- Autoenhance.ai: $0.75 a photo pay as you go, or $29 a month for 100 on its current offer; charges one credit per download whatever the number of brackets.
- AutoHDR: free for 10 photos a month, then $265 a month for 500; connects to Spiro, Aryeo and HD PhotoHub. Its current site shows a banner that the old site "will sunset soon".
- HomeHDR: $0.55 a photo pay as you go, with 15 free edits.

2. One-tap AI apps for iPhone photos
For agents and owners who shoot with a phone. You take or import the photos, the app brightens, straightens and sometimes swaps the sky in seconds to minutes. Nobody checks the result but you, and the app can only improve the angle you shot from.
- Lumo: imports up to 20 photos at once and sorts them by room; Pro is $29.99 a month for 500 photos. Needs iOS 26.
- Exposio: an HDR camera with sky, twilight and staging; $0.99 an HDR photo or Pro at $9.99 a month. The most rated of these apps (4.7 from 635 App Store ratings as of October 2026).
- Roomify: about 3 minutes for a whole listing; $49 a listing, first listing free.
- ProntoPic: no app, just a web page; $1.50 a photo.
Fourteen of these apps side by side, with human-editor apps for comparison: real estate photo editing apps compared.
3. AI virtual staging
Staging tools furnish an empty room or replace the furniture in a photo. All of them change what the photo shows, so a staged photo needs a label and the original next to it where your MLS or state requires (California AB 723 since January 1, 2026).
- Virtual Staging AI: owned by Zillow since October 2024; stages a photo in about 10 seconds for $16 to $79 a month.
- AI HomeDesign: from $0.24 a photo, with editing and renovation previews in the same account.
- Collov AI: $19 to $127 a month billed yearly, with multi-angle staging and a human-assisted tier.

4. AI listing video from photos
These tools turn finished photos into a video by adding camera moves or generated motion. Fast and cheap, but the video can only show what the photos show, and generated motion can invent things that are not in the home.
- videotour.ai: up to 60 photos into a 720p or 1080p video; 1 free video, then $29, $59 or $99 a month.
- AutoReel: 20 to 25 photos into a reel of up to 75 seconds; 2 free watermarked videos a month.
All six ways to make a listing video, including filming it yourself: real estate video maker.
5. Guided capture: when there are no photos yet
Every tool above starts from photos someone already took. If there is no photographer on the job, the result depends on where the phone was standing, and no edit fixes a photo taken from the doorway with the phone tilted.
October, the company behind this page, starts one step earlier. The iPhone app shows you where to stand in each room with an arrow and the distance, keeps the phone level and takes the photos itself. October then finishes the photos from that capture and makes a walkthrough video from them. It costs $49 a place for photos or $99 with the walkthrough (a place is up to 6 rooms), and the first place is free. It needs an iPhone 12 or newer, and you cannot send it photos you already took.
The finished photos are AI-altered images of the real room: layout, walls, windows and view stay as captured, and the unaltered capture is included. Label them where your MLS or state requires. See how October compares with a photographer.
What AI may and may not do to a listing photo
- No label needed: brightness, colour, white balance, straightening, HDR merging and window pulls.
- Label and original required (California AB 723 and a growing number of MLSs): virtual staging, removed furniture or objects, sky replacement, day to dusk.
- Not allowed: a photo generated from a prompt instead of the property, or changes to permanent features such as walls, windows, floors or the view.

Questions
What is the best AI tool for real estate photos?
It depends on the job. For editing a photographer's brackets: Imagen for Real Estate ($0.32 a photo) or Autoenhance.ai ($0.75). For one-tap edits of iPhone photos: Lumo, Exposio or Roomify. For virtual staging: Virtual Staging AI or AI HomeDesign. If the home has not been photographed yet, October guides an iPhone capture and returns photos and a walkthrough video for $49–$99 a place.
What is the cheapest AI real estate photo editor?
Per photo, Imagen's Lightroom product starts at $0.05 a photo and its real estate web app is $0.32. For phone photos, Exposio is $0.99 an HDR photo. Several apps have free tiers: AutoHDR 10 photos a month, Lumo 5, ProntoPic 2.
Can AI replace a real estate photographer?
AI editing replaces the editor, not the photographer: the result still depends on where the camera stood. Guided capture apps such as October tell you where to stand and take the photos, which covers most standard listings; for luxury homes, drone or a 3D tour, a photographer is still the better choice.
Do I have to disclose AI-edited listing photos?
Light, colour and straightening edits need no label. Staging, object removal, sky replacement and day to dusk need a label and the original photo under California AB 723 and in a growing number of MLSs.
Is there an AI tool that makes listing photos and a video from one walk?
Yes. October guides one iPhone walk through the home and returns finished photos plus an HD or 4K walkthrough video made from them, from $49 a place with the first place free.
